A: Yes. PMM handles from one day to endless.
Q: Does PMM handle sales tax and tourism tax?
A: Yes: PMM is designed to calculate the sales tax for any combination of
State and.or Tourism tax . Each unit is set up with the respective sales
and tourism tax. The Data Entry panel specifies the number of days
used to calculate sales tax for short-term rentals. The correct tax amount
is automatically calculated at the time charges are recorded and payments
are received.
Q: Does PMM calculate my commission?
A: Yes. Each unit is set up one time the agreed commission with the owner.
If you check at the moment of collection of rental the
"commission" box PMM will add your commission to the expenses of
the owner and prepare a check.
Q: Does PMM have any facilitation for the payment of recurring expenses
like utilities, monthly maintenance etc.?
A: Yes: You enter one time in the vendor's log the account number of every
serviced unit. PMM will then batch payments to every single vendor
indicating the respective account, phone or identification numbers on one
check.
Q: Does PMM furnish a list of units to clean after move out for short
term?
A: Yes. PMM will furnish you a check out report for any timeframe. You
will be able to make a general monthly schedule, a detailed weekly
schedule and a special daily schedule by pulling the Checkout report.
Q: How do I check which tenants are going to move in?
A: Like the checkout report PMM deliver a very detailed check in report
showing the name of tenant and even showing if the rent has been paid or
must be collected.
Q: Is there a late rent report in PMM?
A: Yes: PMM will give you a "rent Due report" this report can be
made at any due date.
Q: Can I send Work Orders to my vendors by fax or e-mail out of the
computer?
A: Yes. If you have the full version of Microsoft Office Professional any
documents generated by PMM can be send by e-mail.
Q: Can I check with PMM if my vendor has completed the work?
A: Yes. PMM will generate a list of uncompleted work orders which allows
you to follow up with your vendors.
Q: Can I modify vendors of existing work orders?
A: Yes. As long as the work order has not been posted. Even completed work
orders can be changed from the original vendor to any other vendors. Once
the work order has been posted to expenses the content can't be changed.
Notes can be added anytime.
Q: Can I add confidential notes to work orders, reservations, units or
owners?
A: Yes. You can make a note in PMM for current,
in-active or expired documents of PMM.
Q: Is PMM a DOS converted software?
A: No. PMM is a Microsoft Access based software. Any MS Engineer in the world
will be able to help you with PMM.
Q: How do I make the check for sales Tax and Tourism Tax?
A: The check is made based on the numbers supplied by the Sales Tax and
Tourism Tax report from PMM. This will balance your account at
reconciliation.
