Finally, I am able to enter my units!

 

8. How do I enter a unit?

 

 

C Main Menu C Data Entry C Units

 You will find a blank new screen when you enter your first Unit. For each additional Unit  C Insert (upper tool bar) and C New Record.

 As with all ID in PMM you cannot change the assigned ID! We suggest that you not use codes as a unit ID, even if your old system did (normally DOS-based and mainly for accounting purpose).   Instead, use the Street Address of the unit (Example: 1234 Main Street’ 1234MAIN)

 To avoid leaving a vital field of the unit screen blank we suggest you use the TAB function on your keyboard to move from one field to the other.

 All windows marked in red are required fields and must be filled for PMM to operate properly!

 The function of every single window can be studied in the User’s Manual.

 By clicking all fields that shows the letters in Blue you will automatically link directly to the corresponding form view! (Example: Clicking on Owner ID will bring you to the form view of the relating owner or clicking on the Site Manager field will allow you to link to the form view of the corresponding Site Manager).

 The more you fill your data sheet with information, the more efficiently you will be in describing that property to potential tenants and impress your owners by giving precise details about his unit.

 You do this job only once and it is good for the long future!

 Make sure before you start entering the units that you have all the required information!

 Make sure that you have entered the correct Sales and Tourism Tax Rates!

 If you have not entered a Rate or a Feature, you can leave the screen of the unit you are working on and go to Main Menu, then Data Entry and enter missing rates or features. Make sure to save the information and to close this newest screen to allow the system to insert the Rate or Feature in the corresponding Drop Down button. 

Unless you have purchased the unlimited version of PMM, you will be limited to a number of units. The basic version is PMM 50 (up to 50 managed units), the next level is PMM 150 (up to 150 managed units), then PMM 250 (up to 250 managed units) and the highest level is PMM unlimited. For tax accountability, you will not be able to delete units from your system, even if they become inactive.

The technical support of PMM may be in a position to transfer information from other software and insert it in PMM saving PMM users a lot of time. Don’t forget to ask your PMM representative about this service. Normally it is included in the purchase of training and may save you money and aggravation in keying in information to a system with which you are not familiar.

In the note field of the unit screen you can enter the type of management agreement you have with this owner.  You also can enter unusual features or details like where is the Association application for this unit.
