The PMM Story 

PMM (Property Management Master) is software like none other.  It is software that has been developed by property managers for property managers.  It is the only software designed and programmed especially for the property manager, no matter how small or how large your business is.  An Austrian citizen who loved the Florida sunshine, a Microsoft engineer and a real estate agent specializing in property management simply wanted to buy software to run a property management business but they only found old DOS based accounting programs, difficult to use or understand with no possibility of what properties were actually available, no relation between the tenant, the work order and the owner.  It became apparent that there was no single program out there that had been developed for the property manager, only old accounting programs trying to look new but just not quite making it.

And so, the beginning of PMM (Property Management Master).  As with any need and desire, the 3 met, discussed, had a meeting of the minds, met again, added their wants and the birth process began.  It was essential to start with Availability.  After all, what is a property management company without available properties?  And those properties needed to be available immediately to the agent answering the phone from the caller who needed a place to live.  Not only did the agent need Availability, the agent needed to know all the details of each property, bedrooms, baths, square footage, price, location so the property could be matched to the prospective tenant during that first meeting. 

There needed to be a database so strong and inter-relational that it would support all the tenants, all the owners, all the properties and all the work-orders.  It needed to be able to provide the owners with monthly and yearly statements that were easy to read and it needed to provide those owners with their 1099’s at the end of year in a timely manner. 

This database needed to provide the property manager with the ability to track furnished and unfurnished properties as well as short term and long term rentals.  This meant that taxes, often assessed on short term rentals, had to be calculated automatically.  It also meant that there could be no chance to double book and it needed to be able to inform the owner instantly who would and when would his property be leased.

The maintenance report needed to not only provide the owner with a clear itemization of each repair but also provide the vendor with a work order and the property manager with a clear picture of each and every issue that ever affected the property.

After all of these works were performed, the property manager needed to be able to convey all of this information to the owner by providing him/her with an owner’s statement, easily understood and with a check attached, and all in a timely fashion.

And so, PMM, Property Management Master, was born.  It was tested, re-tested and finally put to the test of running a real property management office.  To say it was a success, is an understatement.  Word spread to other property managers, first in and around the west coast of Florida and then throughout Florida.  The many users of PMM, Property Management Master has now provided Florida property managers with a solid base with which to run their company with all the features needed and doing it in a timely manner. 

The cost of PMM, Property Management Master, has always allowed the property manager an affordable way to run their business, whether a small, medium or large company.
